Terms & Conditions


Payment: We request full payment for your stay on booking.  


Cancellation: If you cancel your stay he least 48 hours before your stay date we will refund you for the full amount of the stay (excluding any booking fees incurred).  If you cancel within 48 hours of your stay date no refund will be given.


Bedding & Linen: The price of the cabins does include all bedding, linen and towels.  


Arrival & Departures:  All arrivals between 3pm-6pm on first day of your stay unless by prior arrangement.  All cabins to be vacated by 10.30am on final day of stay (unless otherwise agreed).


On site campfires:  Fires can only be lit in the prepared fire pits and be kept manageable.  One sack of logs will be provided for the fire pit.   If you require more logs we can provide more for   an additional charge or they can be purchased from local shops.  The fire pits should never be left untended while lit and fully extinguished when left.


Candles & Tea Lights:  No large candles or paraffin lamps on site – tea lights only.   A battery powered lantern & LED torch are available in each cabin.  


General points:


Soft shoes or slippers are recommended for the cabin interiors and suitable out doors foot wear for moving around the site.


No smoking is allowed in the cabins.


We regret that we cannot accept dogs on site.


Strictly no non-paying visitors on site (our insurance does not cover non-paying guests).


As a 'quiet' camp site we ask all guest to respect other guests and local wildlife's privacy and peace and quiet.   We   discourage guests from playing amplified music and behaving in a loud or rowdy manner.


The proprietors reserve the right to ask any party to leave, or refuse entry onto the site of any person or persons, where in our opinion they are causing noise/nuisance/annoyance to other guests, or not adhering to any other rules or conditions of the site.   If this happens, there will be no refund given.


General Safety:


Our aim is to make tour stay an enjoyable one in a rural environment, but we cannot hold any responsibility for accidents or consequential loss or theft or damage to your belongings.


Cae Richard is part of our long term project to re-wild an area of modern pasture.   As a result care must be taking while moving around the site as the ground surface may be uneven or slippery in places.   We recommend that during day light hours you should stay on the defined paths if you are unsure of walking through the wilder areas or along the river edge.   During times of darkness we strongly recommend that you stay on the defined paths.


Everyone must follow any safety notices/rules that may be posted around the site.
